In this episode…

Real estate is often a top choice for investors exploring alternative methods of generating passive income. New landlords employ property management companies to help manage their assets, so these businesses must foster loyalty and trust. What actions can you take to ensure your clients receive premier management services?

Investing in real estate can be a significant risk, as many invest hundreds of thousands — even millions — of dollars in fluctuating markets. Property management companies must maintain total transparency with their clients, allowing them to view monthly income and expenses. As a progressive business development professional, Yoni Schmidt has segregated his sales and marketing department into three divisions: property management service sales, brokerage sales, and marketing. Each sector contains educational resources and personalized offerings to provide landlords with high-quality assistance.

And we have flipped the script today, and he will be interviewing me, Chad, welcome to the show. Hey,

Chad Franzen 1:22

thanks so much, Yoni, great to be here. Hey, if you could, I’ve talked to Mat a number of times on this podcast, just kind of tell me what a little bit more about what you do about at Keyrenter? Sure.

Yoni Schmidt 1:34

So Mat, as you know, is the visionary who, you know, founded Keyrenter PMC in the heartland. He brought me on, I believe it was in 2019, or 20. I came in as the business development manager for the Oklahoma City Market at scale that market to six 700 doors within about 18 months. And then Mat asked me to hire my replacement and go to Northwest Arkansas. We launched the well, I hired Walter Bowser, who’s been doing wonderful work in Oklahoma City, and has really become a market expert. They’re a local kind of, you know, the influencer, I would say that can you know, help people gain a lot of insight into the Oklahoma City Market. And from there, we went to Northwest Arkansas, that purchased a business that was merged into Q enter. It was about 200 doors. Now we’re at almost 375, I would say. And then from there, we launched Wichita, Kansas in January of 2023. So my role at Keyrenter has been to lead the sales and marketing department and just provide our business development managers and sales representatives and the sales department in general, with you know, all the tools and resources. And let’s just call it like weapons to go out and sell our our sources. Yeah,

Chad Franzen 3:08

that sounds great. So what did you have been doing prior to joining Keyrenter?

Yoni Schmidt 3:13

Yes, so prior to joining Keyrenter, I was managing some real estate in downtown Oklahoma and that’s on Tulsa, Oklahoma. A pretty cool apartment complex that was. It used to be the 1928 Chevy dealership in Tulsa and Mark Larson of Larsen development and dynamic gaming solutions. We decided to overhaul this 1928 building into a three luxury industrial modern lofts and apartments. The it’s called Eastern village in downtown Tulsa. And I was managing that for maybe about two years before I decided to move over to Cuba enter, where I was offered just a little bit more flexibility.

Chad Franzen 4:06

Okay. Hey, I know that since you’ve been a Keyrenter, you’ve kind of established maybe like three kind of different sectors in terms of sales and marketing and property management, things like that. Can you give us kind of a broad overview of what those are and then we’ll get them to them more specifically? Sure.

Yoni Schmidt 4:22

So the sales and marketing department at Keyrenter is broken up into three divisions, we basically have the property management service sales, where we actually sell our management services to landlords, to clients who are looking to bring that and bring their assets on with us whether they’re institutional investors, local investors, or even accidental landlords. That’s the first division of the sales and marketing department and the second is also brokerage sales. We offer some brokerage sales in some of our markets currently also upon the city in Northwest Arkansas, and soon hopefully, in Wichita, where we actually help investors identify a suitable investment, understand the income potential, right? How much rent will this investment bring in, and then also analyze and understand, you know, what we project on this investment for it as far as returns go, then we can take them through the entire process of the acquisition or disposition. And on the back end, we have, we’ve partnered with Lior of remotely Trump blanket homes.com. To help our investors gain additional insight and provide additional transparency into how their portfolio or assets are truly performing. So we’re working with his team to implement dashboards for all of our clients and all of our investors, whether you have one single family, residential home, or 10, single family residential homes, you’ll be able to understand truly understand the performance of your investment portfolio in real estate, as if it was like a checking account experience giving you you know, daily transactions into the system, feeding daily transactions into the system, to where clients have a little bit more control and insight into how their rental portfolio is performing. In in today’s industry, not many clients have that, I would say not many property management companies also offer that most of the times what you’ll get is a statement at the end of the month. And then if there’s something wrong on that statement, right? You’re gonna say, well, um, you know, this is wrong, that’s wrong, I’m owed a refund for this, you erroneously charged me here. Stuff like that, right? Today’s world where technology is, you know, so cutting edge, there’s no reason why we shouldn’t be able to provide our clients with, you know, updated daily information to where they can just log in, understand the true value of their portfolio, not just on a property by property basis, but also, on a portfolio basis, understand their true cash on cash return, understand how much equity they have, and really see what their income and expenses are to, you know, really understand whether or not this is something that they that that’s working for them.

Chad Franzen 7:32

What do you think that that kind of transparency is important? It’s probably just because you know, you’re putting your money in something that that has maybe a lot of fluctuation, things like that. Things that could happen outside of your control,

Yoni Schmidt 7:46

I would say maybe not necessarily, because of you’re putting your money into something that can fluctuate that much, it’s because of the amount of responsibility and the fiduciary obligation that we have for our clients. Right? Think of it when they bring this probably one of their most, you know, expensive assets to manage, right? They’re not bringing us it’s not like going to Merrill Lynch and opening up an account and saying, here’s $100,000, here’s $200,000. In some cases, they’re bringing us assets that are worth $250,000, at a time, a million dollars at a time, right apartment buildings, boutique apartment buildings, nice single family residential homes that are worth, you know, two to $300,000 at a time. And so it is our responsibility. The reason why this transparency is so important is because it’s our responsibility to make sure that, you know, they’re up to date, and they are aware of everything that’s going on with their assets. And it’s also in an attempt to, you know, prevent trust erosion, which, you know, if in the in the former model that I was talking about, where you’re getting your statement at the end of the month, and then you see, oh, they erroneously charged me, for, you know, an eviction expense. I have this happen in Oklahoma City just a few weeks ago, when a client with a pretty generic name, came in and said, Hey, you guys, charge me this $250 eviction expense. And I started digging, and I looked, I looked at the Owner Statement. And you know, I said, Oh, I’m so terribly sorry. You know, this is for a tenant, this eviction expenses for a tenant with the exact same name. Right. And that erodes trust. So we immediately kind of got a pattern ahead of that, and you know, fixed it, but if that client had a checking account experience where they could see income and expenses daily, right, they would be able to go in ahead of time before we issue their on our statement and we disperse their funds for the month, come to us and say Hey, guys, Did you erroneously charge me for this? Right? As opposed to after we’ve already triggered payment for the month? And question, right? So why is Why is transparency so important? It’s so that, you know, we prevent that trust erosion with our clients, we bring them the information daily, we offer them the my little bit more control over, you know, the, the operation of their asset. So, there are lots of reason, reasons why this is important. Also, to understand how it’s actually truly performing.

Chad Franzen 10:39

Okay, great. And then you also have one more, kind of a third sector you have, you have brokerage sales, you have property management, service, sales, and then marketing. Marketing.

Yoni Schmidt 10:51

Yeah, so marketing is, you know, the kind of life lifeline, the bloodline of the business, right without marketing. You know, we we wouldn’t be finding our clients organically, or they would not be finding us organically marketing at you know, we’re doing a whole bunch of things. This is one of the things that we’re doing for marketing, sitting here and doing the thought leadership with Rise25 right is one of the things that we’ve noticed, really helps our efforts, it communicates, you know, what we’re doing communicates what, you know, our philosophies, our processes, we’re talking, we’re talking about our systems, you know, our approach our no nonsense approach to managing real estate, there’s a lot that goes into marketing, a lot that’s coming in 2024, I have a very big plan for 2024 from tons of resources and ebooks and infographics that are gonna help our clients gain quick, concise and insightful, you know, you know, kind of information into the market, they’ll gain quick and concise, concise insight into the markets that we operate in.

Chad Franzen 12:07

Yeah, you meant you mentioned infographics, I know you’ve been I know, you kind of have one that you’ve been working on. If you don’t mind. Can we have about five minutes left? Do you want to go over that with us real quick?

Yoni Schmidt 12:18

Sure. Yeah, I’d love to share my screen here and show you what we’ve been working on. aside for infographics that we will produce for our, for our own business that will be internally and externally facing like processes, how we onboard our clients, how we do our leasing, how we do our move outs, one of the infographics that I’ve had in mind was a local rental market summary that I I’d like to just like share with the world. Right, so one of these, this is one of these rental market summaries. As you can see, it’s comparing Tulsa, Oklahoma to Broken Arrow, Oklahoma, the information here is kind of taken from a couple different resources. You know, you can see the median rent month over month, year over year average days and available rentals and then the market temperature. And in addition to this, what we will be doing is provide some key takeaways for landlords and tenants and each of these markets so that they can, you know, make the best decisions for themselves. So, as you can see, some of those are, you know, for long term landlords in Tulsa sustain yearly growth. warm market indicators the market being warm means that they’re steady demand which bodes well for long term occupancy rates and potential for consistent rental income and broken arrow for example, faster tenant turnaround, the market is a little bit warmer there and average days on market is 26 days. So that indicates a quicker turnover compared to Tulsa, which is beneficial for minimizing Of course, they can see periods especially important for long term profitability. And then we want to offer the same thing to our tenants right? They should have that they should have the edges well, not just our clients who are, are the are the investors and the landlords, but also our customers who are the tenants, right? who pay the rent every month. So in Tulsa you can see one of the things is rent stabilities like year over year increases implied that rent prices are not skyrocketing, which might be encouraging for tenants looking for stability in their housing costs. It also is surprisingly extremely affordable still. So if you’re looking to move to a new city, I would highly recommend Tulsa, Oklahoma. And then if you’re in Broken Arrow, right evaluating long term affordability. So given the rising rents, tenants should consider the long term affordability of renting and broken arrow, possibly locking in a loss longer lease term with favorable rates. So, some of these key takeaways are going to come out every single month, towards the end of the month, they will be on all of our socials Instagram, LinkedIn, Facebook, and they will go out in our monthly, monthly e newsletter, that property pulse. Okay,

Chad Franzen 15:24

sounds fantastic. Hey, as we kind of wrap things up here, you are going to be a little bit more involved in this podcast. Tell me what what you are looking forward to most as kind of serving as one of the hosts.

Yoni Schmidt 15:39

Yeah, so I would say one of the things I’m looking for most as the host is truly just like, coming outside of my comfort zone and using this as an opportunity to grow. Definitely something new that I haven’t been doing much. Never really been a guy who’s like, you know, looking to be in the spotlight or on video and put my my face and my name out there for the whole world. So I’m definitely looking forward for that opportunity for the growth for the relationships that are going to come from this from learning from all the guests that will come on to the podcast and you know, sharing your knowledge with wisdom in the world. Sounds great.

Chad Franzen 16:27

Well, look, I look forward to hearing some of your episodes. Hey, it’s been great to talk to you. Thanks so much for having me today. Really appreciate it.
